Deeping St.James residential masterplan

The Urbanists have been supporting London & Economic Properties / Deeping St.James United Charities for the proposed development of up to 145 homes on an edge of settlement site in the parish of Deeping St.James, which is located in the Lincolnshire fens.

The application, supported by a Design and Access Statement and Landscape and Visual Impact Assessment, both prepared by The Urbanists, was registered in December 2017.

The basis of our approach was to review the net developable area of the site and develop a rationale for why it could accommodate more dwellings than originally conceived, by using a more efficient street layout which would still result in a legible street hierarchy, varied density and a strong sense of place.

Our landscape approach was to consider the site in its fenland context and develop a landscape strategy which would mitigate and enhance the visual impact of the development of the site.

The comprehensive outline application will link into the growth plans for the parish to create much needed homes that are sensitive to their setting.
