The creation of a new canal basin to support canal tourism and a new mixed use development is strategic objective of Torfaen CBC and the Canal & Rivers Trust.
Our role was to explore and visualise the aspirations and adjust development proposals in conjunction with a developmnent appraisal for the site.
The redevelopment of the Forgehammer Industrial Estate and surrounding canalside area has been identified in the Torfaen Local Development Plan as a Strategic Action Area. It offers an exciting opportunity for the creation of a vibrant and distinctive new town centre quarter focused on an active canal side.
The Urbanists were commissioned to carry out extensive development testing of the various land parcels forming the overall masterplan, allowing for exible options based on the complex land ownership titles. This work was carried out on behalf of the Council in order to test market demand alongside property consultants Lambert Smith Hampton.
The development will provide a destination for local residents, visitors to the town centre and users of the canal corridor. The proximity of the site to the town centre enables the development to create a new cultural ‘quarter’, expanding the retail and leisure offer of the town, potentially developing a café culture and the evening economy with bars and restaurants spilling onto the pavement. The commercial offer will compliment the uses in the town centre rather than compete with it.
