Location: Tendring, Essex

Services: Masterplanning and Residential Design 

The Urbanists completed a masterplan and Design & Access Statement for a revised outline planning application on behalf of Hollins Strategic Land for up to 67 dwellings at land near Manningtree in Tendring.

The proposed masterplan over the 2.9 hectare site is a mix of residential, major open space and green infrastructure linked to the SUD's drainage strategy using Swales and retention zones.

Extensive areas of green space are located around the perimeter of the residential areas to the south of the site providing a landscape buffer to the green fields. A number of footpaths are proposed through the site, linking to existing public right of way adjacent to the site.

The site being within close proximity to the Manningtree conservation area required that the proposed development capitalise on the strong maritime and rural themes within the surrounding context and addressed the heritage estuary, reinforcing the character and sense of place through the built and urban form. 

The final design achieved the most efficient use of the site, whilst creating a high quality living environment, with a layout and design which encourages accessibility and community safety; promotes energy efficiency.
