The site is on the northeast side of Bodmin, a 4.34 hectare parcel of land, a former caravan park, also used for grazing horses for a number of years. It is sub-divided by a number of existing hedgerows. The site includes dilapidated buildings associated with the caravan park and strong tree lines along the northern and eastern boundaries.
The site is at a relatively high point within the landscape with land falling away to the west and south. Within the site there are falls from east to west boundary of approximately 10m.
